TN lease contract broken

We have a lease with a lady to buy a home we own and she hasn't paid her low 225.00 a month note in over 6 months. We have left her messages on phone, and she mailed along with a 50.00 money order a letter saying that she would send 50.00 a week which she hasn't sent since that one with the letter ( a month ago). She put a fence on the 6 acres with the house, she has bought horses, has others living with her but can't afford to pay her note. It's only been alittle over a year that we signed this lease with her. We feel we have given her plenty of chances to keep up her part of the lease. We don't know the steps really to start eviction. We were really hoping this would work out but it's not. We could use advice on steps to take.

You first have to stop making off the lease agreements, you will need to send her a demand to pay or quit ( get out) if she does not do that, you go to the court house and file an official eviction with the court, they serve her notice, you have a hearing, they set a date for a officer to come to the property and you hire people to set all of her furniture to the street.

** please if you are going to be a landlord, spend a couple hundred dollars, go to an attorney let him teach you the rules of renting property, and let him write the letter for you so it is done right.
