Termination of Lease early

I am currently renting a home in TN. I have been renting for 3 months. My GF and her children moved back to GA. The house is too big for me, so i am wanting to move into something smaller. I am wanting to end my lease early.

Question is:

The lease is a 1 year lease. But in the lease agreement it does not state anything about terminating the lease early. (any extra fees or anything) Is giving them 30 days notice enough? And can they keep my deposit? Or can i have them use the deposit (which is equal to 1 months rent) for the last months rent?

You signed a year's lease. Technically, you are required to pay rent for the whole year. If you move out early, the landlord can sue you for any lost rent until he gets a new tenant in. If you can afford the place, I'd live out the lease if I were you, and use the time that you are there to research where you want to move to when the lease is up.
