Quit Claim Deed, Tax Exemption

I had to purchase my father's house last year because he was behind on back taxes and had a home equity loan out on the house, but no income or job. They quit claimed the house to my name and I took out a loan to cover everything. He still lives at the house and is paying me rent. But because it is a 2nd mortgage for me I do not qualify for the homeowner's exemption for taxes so they sky rocketed. Can I add him to the deed via a quit claim deed and then apply for homeowner's tax exemption because he still lives there?
