no, you can use a title attorney, you can use a title company, you can do one yourself with a do-it yourself kit.

The main thing is to get the legal description of the property done correctly.

A quick claim deed is done normally when adding names, when transfering property between family members and when you do not want to give any warranty or promise or clear title to another party.

A quick claim deed transfers ownership, but does not have any guarantees to the buyer.
