Looking to get into the Foreclosure Business

I am currently attending law school and have access to about 30k, which I can take for student loans. I am looking to buy a property that has been forceclosed while I am in school so I can make some money or just live there. The problem is I need some help in this process. I no there are websited that list forecloses but I do not want to purchase a membership. If I go to the county clerks office is this the only way I can get these lists or is there another way? Also how do I find out about sheriff's sales? Now if I find a property do I need to have financing available immediately or will they give me some time? I know the procedure to close on a house b/c I was a mortgage broker for several years before going back to school but I need some help getting a hold on the specifics of getting started. Thanks.
