I am looking at some lakefront property in Cayuga County, New York and the deed to it gives lake access rights to 12 or so other properties in the area. What special considerations should I look at in this case? I'm worried about liability (suppose someone gets hurt on the stairs down the cliff to the lake?? I have not seen the deed yet, but is it likely that I can fence off the shared access section or do they have access to the whole waterfront ??
