    P.O.C. or Paid Outside of Closing (real estate)
    I am starting the process for buying a home and I was wondering what payment is a typically P.O.C. in the Philadelphia, PA area?

    POC?? You mean paid on contract? Generally 5%.

    I'm not sure about PA procedures but in NJ the usual things that are POC are things like the mortgage application fee, prepaid premium for homeowners insurance and the appraisal fee. (The appraisal used to be part of the bank's closing fees but lately the appraisal companies are requiring payment at the time the appraisal is performed.)

    Paid Outside Closing. In VA, usually only the appraisal cost is paid outside of closing - everything else is accounted for on the settlement statement at closing.
