I'm in the state of Florida and I can't find anything governing my situation. My rental of 2 years to the same tenant will go on the market next year. My tenant at first wanted a 3 year lease and 1st dibbs to buy. No price was discussed and I told him we would see how it went. I spoke to him about it recently and he did not give me a firm about buying. Now the second year of the lease is about to expire ( year to year lease in place) and I will be putting it on the market about midway through the next year. Is there a clause or something legal I need to do so the tenant knows I will be showing the house. I do want to keep my part of the bargain and let to him for 3 years but I will be showing the house through MLS. How should this be stipulated in the next year lease?

You don't need to advise your tenant that you're selling. You do need to give him reasonable notice when you’re about to show it, though. You don't need to stipulate it, because reasonable notice to inspect should already be in your lease. If it's not, it IS in the state law.
The new buyer will be responsible for the lease until it expires.
Your lease should already have a clause about access to the house with proper notice.
If you lease to him a 3rd year, the buyer will be required to honor that lease, so it will lower the possible buyers. You would be better going into the third year on a month to month basis.
Also if you wish to give him the option of buying I guess you should discuss it with him
But you are not under obligtion to tell him from anything that I am aware of.

Yes and I hope you have good renters, I have one I was planning on selling this year, the tennant got two months behind ( I know not my own advice of what to do) So I went to evict, well a inside wall is missing, they just cut a 9 ft by 5 ft hole in the wall. There are severral holes larger than my hand in various walls, And my air conditioner unit is gone again along with my washer. There are several broken windows and all of the storm windows are taken off and broken into pieces. It looks like they let water run under the sink in the kitchen and parts of floor and wall has to be replaced.
Understand this house was completely rehabed about 2 years ago.
Well I am now doing thousands of dollars of new rehab to be able to sell it.
