My landlord died and I was behind in rent, we had an agreement, a payment plan, The new property manager only gave me 21 days to move out, which I asked for 30. On the 23 day she posted a 3 day pay or quit. My things are packed ready to go, but my kids and I haven't found a home yet. I'm leaving willingly can she still lock me out and ask for the money. Really the landlord is dead. Who gets the money now? How long do I have before she hands me papers to go to court? My family WILL be out by then.

Unfortunately, the payment plan isn't going to help you unless it was in writing. If you were behind in the rent she probably didn't need to give you 30 days.

Can't lock you out w/o a court order, but of course she can ask for the money.

Property manager presumably works for the estate of the landlord.

How long do I have before she hands me papers to go to court?
Could be served on you any time now.

My family WILL be out by then.
    When's then?

The estate, ( heirs of the property owner) gets the money, it is not like you could even expect to live there free??

They will have to formally evict you in court, and they will remove you ifyou don't go.
