Canadian owning property in States

My Mom and Dad own an empty lot in Florida. Both have recently passed away. In both of their wills they stated that "all properties are to be divided amongst" the three children. Can one of us or all of us keep this property or does it have to be sold? Will this property be probated by the state of Florida and/or the province of Ontario? Should someone in the State of Florida be notified of my parents death and if so who? Is there a possibility that we (the children) may loose this property? Should we contact a United States lawyer?
