    Water leaking and freezing from barn spigot
    The standing spigot in my barn has a very slow dripping leak that is freezing at night and preventing me from pulling the handle up to turn the water on in the morning without first thawing it out. A plumber came out a few years ago when this was happening, and in just a few seconds pulled up on the handle and made an adjustment under there, which I did not see. It stopped the leak, and he charged me $75.00. I have already tried tightening the "nut" on the pipe that shows when you pull up the handle, but it still leaks. There is another little screw up closer to the handle as well that looks somewhat like a "set screw." Could that be what needs adjusting? Or do the whole guts of the spigot need to be replaced?

    Hello spiral,

    Here is what you need to do shut off the water to your barn spigot, open the handle to drain the water close it half way, loosen the bonnet nut turn it counter clock wise remove it with the handle and stem together, remove the washer at the end of the stem go get a new one install it and assemble it back you will have no more leak and will cost you $1.50 and it is done, see the picture below, good luck.

    The person who asked the question said it was a lift handle so the answer won't work. I have the same problem but it only leaks when I pull up the handle.

    I have the same problem but mine leaks when you lift the handle. The above answer doesn't help because when you lift the handle, a metal shaft slides upward with a nut on it.
