    Luke warm water from hot water tap
    I purchased a condo (efficiency) that was converted from a motel. I 've had and have problems with hot water in taps. The unit is old and the feed pipes from the hot/cold water supplies are not accessible. Last year all I got was luke warm water from the shower and two taps in the unit. I had a plumber install a new mixer valve on the shower and now I get hot water from the shower. The other two taps give luke warm water unless I turn the shower on and then both taps give hot water like the shower. What the heck is going on? I can't see where the hot water feeds come off the intake line (either before the shower or after, I would think before the shower). The converted motel has Two hot water heaters (gas) that supply hot water to 5 units each.

    Hi Ed,

    I've converted motels to Condos. This usually consists of combining two or more motel units into one condo. Since motel units each have their own plumbing the plumber must "marry" both systems to make one. We installed water heaters in each condo, however in your case you are connected to five other units which makes it difficult to pinpoint the problem without being on site. You are "cross connected" some where and if this were my service call the first thing I would do is to isolate you away from the other five units and start to check from there.
