hot water won't stay running hot

Hi,

I have a gas boiler for the hot water in my flat - about 6 months ago the hot water taps in the bathroom started running luke warm after 5min of running hot, even with the boiler firing up nicely. There was no problem with the hot water in the kitchen which would run hot as long as the boiler was on. Now the water in the kitchen also sometimes runs lukewarm - but will run hot if I open up the hot taps in the bathroom for a while.

Not sure it's related but we do get a lot of whining noises when we run the cold water/flush the toilet in the bathroom.

Can't work out what's going on here - the boiler seems to be fine and the water pressure from all the taps seems to be fine. Any suggestions much appreciated!
