    AC exterior overflow drain
I have noticed that there is warm water streaming out of my outside overflow drain. I have not had my AC on for weeks, so why is warm water flowing from the drain on the exterior of the home? Thanks!

Are you sure it'sfrom the AC condensate drain? Sounds more like it's it's coming from the relief valve on your water heater. Do you have a backflow preventer or a check valve installed on your water service? Is your water hotter then usual? Let me know, tom

Yes, it does have a relie valve. Does this mean my hot water heater is about to go out?

    Hey Thomas,

All heaters have a T & P ,(temperature and pressure) valve installed on them.
I asked," Do you have a backflow preventer or a check valve installed on your water service? Is your water hotter then usual?" Please answer.
We have determined it's the heater relief valve and not the AC haven't we? No, your heater isn't about to go bad. As long as any heater holds water and doesn't leak it's worth repairing cost wise. If it is the heater you need one of two things. A new T & P valve or a expansion tank installed on the cold water supply. Regards, Tom

Suds overflow from washer drain [ 5 Answers ]

This may actually be a washing machine problem rather than a pure plumbing problem but I'll float it here anyway. We recently replaced our aging washer and dryer. Alaska: Floor drain overflow [ 3 Answers ]

I have followed a posting on April 25, 2004, entitled "Washer Drains, floor drain overflow." The problem is similar to mine. However, I have contacted a professional plumber who first "snaked" the below-floor line; then, when that didn't work, he put in a professional acid. I still have an...

Hey tom, thanks ahead of time for you're advice, :) What are your thoughts on placing supply and drains in an exterior wall. (knee wall in converted attic). I really don't have an alternative. The pipes being in the knee wall, I could always double up the wall and insulate the heck out of it. I...
