i rent a house in ohio.i had a 1 year lease that went to a month to month after the first year.ive lived here 2 yrs. i was told 2 weeks ago that the property was to be sold but not to worry go about bussiness as usual.i planted my garden payed school fees and sports fees because she said i had 18 months. i have 3 kids. this past monday she said i have 30 days to get out. her reason was the house needed work done before the house could go on the market.with a month to month lease can she do this

Is this a repost of a question from 15 minutes ago?? If the property was foreclosed you might get kicked out this quick but not just because she wants to prep for sale. Your landlord is way off base but lets assume she is misinformed before WWIII starts. Tell her you have a valid lease and it gives you legal rights to stay. You could consider giving her a chance to buy out your lease if you can find suitable replacement housing. Seek moving expenses and maybe a month or two rent as a buy out starting point. This is if you find housing and want to try this approach, you don't have to.

yes but i left some info out month to month lease is already in affect but now she has told me to get out in 30 days.but she told me i had 18 months less than 2 weeks ago

Sorry but if you are month to month she only must give a 30 day notice. Her early 18 moth statement will not bar her from having you out in a month. I am very sorry for your situation. If you can't find a home in the attendance boundries of your school they will give you a prorated refund of fees.

Check the laws in your state but in Virginia(my state) and many other states when your on a month to month lease the landlord only has to give you a month time before you have to get out. Her telling you that you had 18 months doesn't mean anything unless you signed a lease stating so. You might want to see if you can purchase the house from her she might be willing to cut you a super deal if the place needs work and if you keep realtors out of it the seller saves 6% which she could pass on to you since she doesn't have the hassle of the house sitting empty while she tries to sell it. You could also see why she wants to sell as well and offer her a solution so she doesn't have to. The market is down all over the country with a turn around right around the corner, she will make a lot more money if she waits a year.
