Divorce after 4yrs

I have recently moved out of my home. My wife has filed for a legal separation after 4 yrs of marriage. I want to file for a divorce. I am not wanting this to be ugly. I have agreed to let her have the house and all the equity. I will pay for 1/2 of the 2nd mortgage and my personal bills/creddit cards. She will be responsible for her personal debt. Is this a bad offer? I do not want to go through the exhaustive process of dividing assets not to mention the fees. She does not understand that community property includes all assets aquired in the marriagge and all debt. Am I being fair with my offer? Otherwise we will have to look at all debt and assets........she will then be forced to sell the house to equalize the assets/debts.
