new landlord's loan says owner occupied

the duplex i currently live is was just sold. i am under the impression that the new landlords are involving me in some kind of illegal activity. i came to the conclusion that the new owners purchased the property with the loan terms being owner occupied. the husband is sending his mail to my address and his wifes mail to the other attached duplex that's part of the same property. i am getting ready to give my 30 day notice because i feel this is illegal. they also raised our rent by 40% without doing any improvements or upgrades to the place . can i use the security deposit as the last months rent? i am very tidy and plan on returning the place the same condition as i moved into it. are they allowed to be renting this property at all?
