mortgage and divorce

Hi!
My sister is getting a divorce and is in need of some good advice. The marital home is without a mortgage and is worth a substantial amount. It is on the market but has not sold yet. She needs to get a mortgage to buy her soon to be ex out. The amount she needs is 1/4 or less of the amount of equity, but her job is retail, so no high income.How can she get a mortgage until the house sells? Does she need a co signor, a no verification loan? A mortgage broker she visited wanted her tax return, but as I said her income is not great enough to support a $300,ooo loan on paper I guess. Any advice would be helpful!
