forclosure on mortgage

My Mother has sold her House, and carried the mortgage Herself. I have
power of attorney over Her, and She is now unable to handle her
finances. The mortgage payment is over a month overdue. I sent the buyer
a certified letter,letting Her know that I was handeling Mother's finances
at this time, and for Her to send the house payment to my address.
If She does not comply to the terms of the mortgage, how do I forclose
on the mortgage?

I would contact the county clerk's office where the mortgage is filed. They should be able to give you the information. I doubt if you can obtain a foreclosure over a month or more overdue. Though you should be able to add late charges to the principle. Foreclosure proceeding may take several months. You may also need to pay sheriff's fees to evict.

Another point here. I would be careful about antagonizing the mortgagee. There is a possibility that she may do damage to the house in retaliation.
