Can negotiate out of mortage with lender?

We recently moved from NJ area and currently have 2 house payments. We have rented out this home for half of the mortgage payment. These people would love to buy the home , but our mortgage is now higher than the current market value. Is there a way to negotiate out of this mortgage while bringing prospective buyers to the table without us taking a hugh loss -- ~ $50,000 of a $350,000 mortgage...

Any info would be helpful.
