pre-erythrocytic schizogony

1.What makes malaria parasites more specific to hepatocytes but not other blood related organs such heart?

2. How are differentiation of merozoites happens for case of Plasmodium Viva and Plasmodium Ovale such that some remain in the liver as hypnozoites and others goes and attacks the fresh red blood cells?
