Buying a house, should I file for divorce before or after

My husband and I live in Texas and are in a rent house right now, but want to buy it. The problem is, my husband has a drinking problem. In fact, he has told me that he believes that he is an alcoholic (which does run in the family). The last time we were in this position, and I had filed for divorce, he made a bunch of promises that have not been kept, one of those being that he would stop drinking. He drinks every night. We have three kids, one 21, one 14, and one 12. The 21 and 14 both have told me that their opinion is that I should file for divorce (out of the mouths of babes). The 12 yr. old doesn't have an opinion, which is fine. Not going to push for one. The situation is apparently not going to ever get better no matter how many chances he is given to hold up to his promises.

My questions is, should I wait until we buy the house before I file for divorce, or just not buy the house and continue to rent and file for divorce. Obviously after a divorce, I would be a single mom, and I'm just trying to figure out financially which would be the smarter way to go. I can almost guarantee that I would not be able to qualify for a mortgage on my own. I would appreciate any and all expert advice. Thank you.

If your going to get a divorce then dont bother with buying the house because it would be one more thing to fight over. Right now its a rental .. if you buy it it becomes an marital asset.

Why are you discussing divorce with your children ? Most likely they dont even have the capacity to comprehend what it will really mean.

I'm not going to them to discuss it. They see what is going on and they are coming to me, asking me why I am staying with him.
