Compare 30 year shingles: 3-tab vs. Dimensional.

I manage apartments. We have 40+ buildings that were previously done with 25 year 3-tab shingles.

We want to start using 30-year shingles when we have a roof (or one side below the ridge vent) that needs replaced...

I'm finding that the 30-year 3-tab shingles are about $2 per square more than the dimensionals, but my roofer is telling me that the dimensionals are better: Thicker, seal better, less resistant to wind, etc.

I'm leaning toward the 30-year 3-tab shingles since they'll more closely match the roofs that we have now, but if they are truly inferior to the 30-year Demensionals, then I'll go with dimensional.

Can any of you give me an opinion based on your experience?

If you compare 30 year 3 tab to 30 year dimensional the dimensional is better, heavier, more wind resistant. Basically they are the same but dimensioal has an extra layer of material. The coon is if you do not currently have dimensional theses will not look anywhere the same as what you have. Have you also priced out 40 and 50 year shingles?

No, I have not priced 40 or 50 year shingles since we need to be reasonable and cost effective for the rental properties. 30 years is good for us.

Thank you, though, for confirming what we were told about the comparison between the 30-year 3-tab vs. Dimensional.

What prices is your roofer quoting? I see 30 years for about $80 a square and dimensional for around $125

I'm paying $84 per square for 30-year dimensionals (Certainteed or GAF) vs. $86.10 per square for 30-year 3-tab.

I can also get IKO (a Canadian brand of 30-year dimensionals) for $73 per square... But we like to stick with the more popular/reputable brand names of Certainteed and GAF.

That's a good price for dimensional. Certainteed had a big suit over organich shingles but they are off the market as of 2005

What do you mean by "organich" shingles?

And what do you mean that "they are off the market as of 2005"?

They stopped making this shingle in 2005 because of failures. They were not fiberglass but an organic plant based paper. CertainTeed Shingle Settlement - How to Identify If You Have CertainTeed Organic Shingles
