    Building a housein another state
    I live in Ohio and inherited a small lot of land in Florida.
    I have never visited the lot though I have seen 4-7 year old satellite photos online. Not much is developed around it but the roads, a man made lake and a few buildings are nearby.

    If I want to build on the lot where do I start? Any ballpark figures on building a house? I can't afford to travel back and forth from Ohio to Florida so how can I avoid a building nightmare?

    well, the only way to ensure construction quality is either be present or higher a construction manager. Subcontractors in residential construction like corners. They cut them. Even if yourself is present, some subcontractors may try to, 'cajole you' into accepting substandard measures and performance. Check with the nearest City development office. They may provide a list of quality construction managers. BUT DON'T STOP THERE. Call a couple of them and get their resumes' if they can include information pertaining to projects similar to your scope of work or size and quality of house. Remember you wouldn't call a prison builder to build a hospital. Two totally different aspects of construction. For instance if you are going to use a clay tile roof versus an asphalt shingle roof. Call the clients they have worked for, I'd even go as far as to call the subs he has had work for him. If you are concerned with a certain aspect of construction emphasize that area of your concern. Poll more than one manager. The more preparation that takes place prior to, the less heart aches will occur afterwards. Some Builders have nasty relationships with subcontractors and thus in the end you lose. Have a plan in place. Get a design readily available have them quote the construction costs make sure you have some kind of contingency in place for construction costs. Don't make this known to your builder, however ensure he will contact you regarding any unforeseen conditions. Remember he works for you. Retainage is your only source of getting the construction done right. Retain 10% of an amount going to any subcontractor. When the Manager asks for money tell him to provide you with a schedule of Values. Basically it outlines the work done, how much and to who the money is going to. A lot of constructors may not like this method of payment but it will ensure you don't own a money pit. Have him send you progression photos. Communicate with the manager. Make any concessions in the beginning and you may own a concession stand!
