Need any info regarding the subject of possible damage of someone's property

Hello,
3 weeks ago our washer machine was splashing and caused some water leak on the floor, that resulted in leakage from the heating vent of our downstair's neighbor. She didn't let us in to check, but as the same time she claims that there is no visible damage done. She later recorded the fact with our Home Owner Association (HOA).
In my written response to both her and HOA I offered her to fully cover the bill for the professional that will come to her place to see if there is damage done. She refuses to do so under any curcomstances. She is afraid they would need to tore the place to check.
I'm aware that she can take me to court few years down the road and give me a costly bill to cover, because the problem was there so long.

How can I protect myself and my assets in the future. I told her I'm willing to take care of everything now.
Is there such a thing that after so many documented reminders to bring the service person to check, my liability for her property is expired because of here non-cooperation.
