I need to quiet a deed. Here's the cituation. Mom and biological father get divorced in 1965 after his abandonment of 3 of us and all proerty. He moves to another state and we have no contact,ever. Mom remarries, my only brother, mom and dad die. Warranty deed was signed over for the house in the divorce but not on the vacant lot next to house lot. The city and county tax roles, probate court acknowledge mom and step dad as owner and docs are recorded as such. 43 years later how do I quiet the deed on the lot without having to try and contact someone I don't know where he is at?

Contact a title company. You need to prove you were the sole heir so the property can be deeded to you.

Actually I believe a good faith search to find them will have to happen. So a complete search has to be done, but in reality if that other property was never signed over, the first husband has part ownership and their heirs would have some claim. So you will need a good real estate attorney.
