You NEED to get a real estate attorney on this, but the likelihood is they are right. If you were aware that the cabin was over the property line and you did not force them to move it over a period of time, then adverse posssession may come into play.

What you might be able to do is force them to pay you for the land they have appropriated so that you don't block their sale.
