Are you doing the painting or having it done?
Do they need any repair, such as nail holes filled etc.
How many colors, and are any dark colors?

What about the cost of materials. Do most contractors mark up the cost? Is it cheaper for me to buy materials and just get a quote on labor?

I don't mark them up... I give my discount as well (Which is 40%) So, this way, I only buy what is needed... Alot of painters will mark up the cost and then use a cheap contractors grade... Unless it is benjamin moore, don't let them use contractors grade... You can average 1 gallon of paint per room... ( if it's a bigger room maybe 1 1/2 gallon.) per 2 coats. I pay avergaging $22 to $30 for some of the best paint. (besides Aura) $30 being kitchen and bath... If your getting charged more than $30 for a good paint from a contractor, I would question it... Just ask him for a labor quote and then ask for one with paint included, or ask for cost plus... Shouldnt matter for the contractor, he's still purchasing paint and it all adds up, meaning, the more we buy, we can ask for a bigger discount next year from the paint store salesman... hope this helps a bit

Bob,
Budgeting is the first step when considering a painting project. We make it easy, room by room, receive a realistic based on national averages. We all want to save money… however; it will now get a little harder “new government rules” as of April 22, 2010 for homes built before 1978 painters and remodeling contractors must comply. Hiring the unemployed or un-licensed person to help on any home improvement or painting project may save you money. Call your insurance agent and be sure in the event of an accident is that person covered? A Licensed contractor does not guarantee quality work, it does show that that person or company is showing a commitment to there trade. Once you have a budget, you will want to have a painter look at your job. Be sure to have your specifications and ask that the estimate be written clearly.

So many individuals try to price painting by the heated and cooled sf. There is no way this can be accurate. What if walls are taller, or there are very few interior walls, etc. I have been in the business for 35 yrs. Take the actual surface area to be painted in sf. In my area a 1 coat will run .35 to .45 per sf, a 2 coat (prime and paint) will run .60 to .70 Depending on the type of paint, a gallon will cover about 300 sf x .40 = $120 Depending on the paint brand, you can get about a $100 a gallon to put it on. Maybe a little less, maybe a little more, but a good rule of thumb. If you can't make money at that, you need to get out of the business.

I stripped wallpaper, patched up holes and problem areas, painted ceiling, walls and trim, painted 4 doors and a closet. I also staged the room for sale.
Homeowner paid for paint. What do I charge on this 16 x 12 living room?

I've been asked by a client to include painting a 2bdrm 1 bath rental unit in to my bid for some other repairs on the building. I was wondering the prevailing sq.ft. pricing for this.
